The 2001 Beneteau 473 "Sanctuary" looks like a 10-year-old boat due to its owner and previous owner taking such outstanding care. 

General Specs:

Two Cabin/ Two Head layout with large aft storage locker, shoal draft, in-mast furling, bow thruster, generator, reverse cycle heat and air, wind generator, davits, RIB, and new outboard motor.

Notable Upgrades since 2021:

New main sail and 120% genoa, added a bow sprit, new standing rigging, new stanchions, boarding gates, and lifelines, new 4D gel batteries, new charger/inverter, all new electronic including radar and AIS, replaced teak toe rail, ADDED 316 Stainless bolts between existing bolts of hull main deck joint, new epoxy barrier coat on the keel.
